Kingsford
Demolition to rear of existing house. New mezzanine level and huge new open space extension along with renovating the remaining part of the house.
Projects features: We were lucky enough to be chosen to transform this existing free standing house in Kingsford into the beautiful home it has become. We were inspired by the amazing design from GSBN architects and hold this project close to our hearts.
We demolished the back of the house and extended slightly to the rear. We also incorporated a surprisingly spacious mezzanine into the existing roof space. The existing rooms were renovated with beautiful solid spotted gum timber flooring throughout and new joinery and ensuite to the master.
The highlight of the project has to be the open space of the kitchen/ dining/ living area. This was created by a structural steel beam being used to support the ridge and therefore negating the need for collar ties (timbers that stop a roof from spreading out at the walls). The floor to ceiling cedar windows are made to fit into the apertures perfectly without the need for architraves. And of course the curved suspended brick fireplace which was a feat in engineering to achieve.

Demolition to rear of house and new single storey addition including new kitchen, laundry, bathroom and renovation of three existing bedrooms with new joinery in each room.
Projects features: We were inspired by a great design from Maryanne Taskovski Architect about breathing new life into an existing Californian style bungalow. We kept the existing style to the front of the house with new tapered architraves to mimic the existing, restored the existing ornate ceilings and added new heritage style cornice.
The new extension was treated with a more contemporary design with a new modern sustainable kitchen, polished concrete floors (Kelso mix from Holcim) raked ceilings, floor to ceiling cedar window/ doors and reclaimed brick walls.

Demolition to rear of house and new two storey addition including new kitchen, laundry, bathroom and two bedrooms with walk-in-robes.
Projects features: client wished to remain in the residence for the duration of the project, we moved the existing kitchen into the front of the house and established a temporary laundry so this could be achieved.
The house is in a current flight path so great detail was spent acoustically sealing all walls and ceilings and the client was very pleased with the reduction of noise.

Bellevue Hill
This project was designed by the prestigious Weir Phillips Architects and involved two stages, the first section involved removing some brick load bearing walls and installing some large steel beams to re-support first floor slabs. This was to achieve opening up the new kitchen and formal dining areas and enclosing an existing alfresco area with a curved structure and beautiful looking metal and zinc roof.
The second stage involved constructing a new gym at the other end of the house and due to a large heritage protected tree and associated root system the last section of the new extension had to be “floating”. This was achieved by some very large steel beams cantilevering from an existing slab and the gym being supported from above. This section was constructed in lightweight materials and rendered.

The client’s brief to the architect was to extend the garage to make room for a lift foyer and incorporate a lift down to the main garden area, whilst maintaining the three car spaces and to extend the existing arts room below the garage.
Then construct a new concrete path which was topped with beautiful imported stone leading to an external platform lift down to the main residence.
This project was achieved by extending the current ground and lower floor suspended concrete slabs, new external brick walls and solid reinforced concrete lift shaft. The new walls and lift shaft were rendered and painted to match the existing structure.
A beautiful new copper roof was installed to complement the residence and surrounding area.
